Solasta Riverside House Rules

HOUSE RULES

Please read these rules carefully.

The Rules in Part I are to ensure that You and the Resident use the Apartment in a proper and responsible manner.  

The Rules in Part II are designed to benefit all Residents of the Building and to ensure proper use of the shared Amenities and Common Parts. 

These House Rules form part of this Agreement and will be updated by the Solasta Riverside Management Team from time to time and uploaded to the resident’s portal.  All Residents must observe the House Rules, as amended from time to time, otherwise they will be in breach of their Tenancy.

 Part I – Rules in the Apartment

  1. You can use Your Apartment for residential purposes only and to be occupied by the Permitted Occupiers provided that all occupiers of the Apartment must have passed the relevant Right To Rent and other checks that must be undertaken before moving into the Apartment.
  2. You must not use Your Apartment or allow others to use it in a way which may cause damage or a disturbance nuisance annoyance or inconvenience to other Residents. This includes not playing any musical instrument, music player, radio or television or cause or permitting any undue loud noise to take place in the Apartment which causes a disturbance annoyance or inconvenience to other Residents or that can be heard outside the Apartment between the hours of 11.00 pm to 8.00 am.
  3. You must not do anything in the Apartment which may reduce the value of the Apartment or the rest of the Building.
  4. You must not alter any Utility Meter in the Apartment or ask a Utility Company to terminate or disconnect its supply to the Apartment.
  5. You must pay for the Television Licence for any television set in the Apartment and must pay for any cable, broadband, data, Wifi or other similar services that are supplied to the Apartment.
  6. When you move into the Apartment You should procure that the Permitted Occupiers register with the local authority as resident of the Apartment with effect from the Start Date and pay the Council Tax for the Apartment.
  7. All smoke detectors and carbon monoxide detectors should be kept free from obstruction, are tested regularly and batteries are replaced as necessary to ensure they are fully operational at all times. In the event that a detector is not working after fitting new batteries, You must promptly report this to the Solasta Riverside Management Team.
  8. The inside of all reasonably accessible windows must be kept clean throughout the Term.
  9. The Apartment should be kept adequately ventilated and You should make good use of extractor fans where provided so as to prevent condensation. You should wipe away any condensation to prevent mould growth which may cause damage to the Apartment and its Contents.
  10. You must take all reasonable precautions to protect the pipes in the Apartment against freezing and bursting during the cold weather.
  11. You should flush through the water systems, e.g. taps, showers etc, to reduce the risk from exposure to legionella bacteria following periods of absence or non-use.
  12. You must not block the drains and pipes in the Apartment. 
  13. You must take care not to cause an overload of the electrical circuits by the inappropriate use of multi-socket electrical adaptors or extension cables when connecting appliances to the mains electric system.
  14. You should not remove or allow the removal from the Apartment any of the Contents without Our prior written consent. Where consent is obtained, you will be responsible for arranging storage and adequate insurance cover for such items and you will be responsible for the cost of such insurance and storage for the Term of your Tenancy.
  15. You should not alter change or install any locks on any doors or windows in or about the Apartment. Please ask the Solasta Riverside Management Team if You wish to change any locks.  The Solasta Riverside Management Team must always hold a set of keys for the Apartment. 
  16. When leaving the Apartment unattended or unoccupied for any length of time You should lock and secure all deadlocks and other locks and bolts fitted to the doors and windows.
  17. You must not leave the Apartment vacant unattended or unoccupied for a period of more than 28 consecutive days without first informing the Solasta Riverside Management Team.
  18. Neither smoking nor vaping is permitted at any time in the Building or Apartment. You must not smoke or consume any of the drugs mentioned in the Misuse of Drugs Act 1971 or any other controlled substances the use of which may be prohibited or restricted.
  19. All refuse or rubbish must be regularly disposed of in polythene bags or other suitable receptacles to maintain acceptable levels of hygiene to prevent outbreaks of any infestations of pests or disease. The Solasta Riverside Management Team will advise you of the exact arrangements at the Building for rubbish collection and recycling.   For the disposal of large items, You must liaise with the Solasta Riverside Management Team to arrange a scheduled collection by the Council.
  20. You will not install any awning, radio or television aerial or antenna, or satellite dish on any part of the exterior of the Building including any balcony accessible from the Apartment.
  21. You may not display any signs, flags, placards, advertisements, notices, pictures, stickers, or other lettering so as to be visible on the outside of the Building or the Apartment.
  22. Only heavy duty garden furniture and potted plants and flowers may be placed on any balcony adjoining the Apartment. Neither the Apartment nor any balcony should be overloaded.
  23. None of the Contents and no other furnishings may be taken from the Apartment and put in hallways or on balconies without prior consent of the Solasta Riverside Management Team, even for limited times.
  24. You may only store personal property in the Apartment or in such space as may be assigned to You in writing. We are not responsible for any items left in the Apartment at the end of the Term.
  25. Barbecues or other outdoor cooking techniques are not permitted in the Apartment, including on the balconies.
  26. You must not keep or use any substance in the Building or Apartment which:
    1. is likely to become dangerous;
    2. could catch fire easily;
    3. could explode;
    4. could damage the Apartment or the Building; or
    5. is illegal.

Part II - Rules in the Building

  1. All Residents, their households and their guests have equal right to use the Amenities and Common Parts. Accordingly the Amenities shall not be used in a way which makes them exclusively for the benefit of any particular Resident or his or her household or guests or prevents any other Resident from using them.
  2. The Residents’ lounge and communal terrace shall be for the exclusive use of Residents, their households and their guests. Guests must be accompanied by a Resident at all times who shall be responsible for their conduct. The Solasta Riverside Management Team reserves the right to restrict the number of guests should the area in their opinion become overcrowded.
  3. Residents are responsible for the behaviour of any and all of their household and their guests. Residents are responsible to pay for any damage or cleaning resulting from their conduct and the conduct of their household or guests.
  4. All Residents, their households and their guests are under obligation to use the Common Parts and the Amenities with prudence and care and with due regard for all other occupants.
  5. Residents, their households and guests shall respect the rights of all other persons in the Building to peace and quiet. Unreasonable disturbances caused by raised voices, music, unwanted odours or otherwise will not be condoned.
  6. Abusive, disorderly, violent, or harassing conduct by a Resident, their household or their guests towards other occupants of the Building or the Solasta Riverside Management Team is prohibited.
  7. Residents and their households may not conduct or advertise any business in or from the Building;
  8. Residents, their households and their guests will strictly obey all laws, ordinances, and health regulations detailed on the residents’ portal;
  9. Residents, their households and guests will not do anything that may injure the reputation of the Building, the Landlord or the Solasta Riverside Management Team;
  10. Neither smoking nor vaping is permitted at any time whilst using the Amenities or in the Common Parts. Tenants must not smoke or consume any of the drugs mentioned in the Misuse of Drugs Act 1971 or any other controlled substances the use of which may be prohibited or restricted.
  11. All car parking spaces are allocated. Neither the Resident, any member of the household nor their guests shall be allowed to park a vehicle in a parking space unless the Resident has a Parking Licence. Only motor vehicles may be parked in a parking space.
  12. Any vehicle belonging to a Resident and / or his or her guest that leaks oil must be removed, and the Resident is responsible for any cleaning (including environmental) and repair.
  13. No vehicle or bicycle shall obstruct or in any way interfere with others' access to the Building, nor shall they be parked on lawns, shrubberies or pavements. Bicycles may not be brought into the Building other than directly into the bike store via the designated external doorway.
  14. Residents and their households shall have the right to use the bike store. The bike store is for the storage of pedal bikes only; nothing else may be stored, parked or left in this area. No more than 2 bikes shall be permitted per Apartment, unless otherwise agreed. The Resident and their household shall take due care not to cause damage to another residents property. Bikes are stored at the Resident’s own risk. We take no responsibility for any theft or damage of the bikes.
  15. Except for controls in flats that are intended for use by Residents, Residents will not operate or seek to operate any other controls relating to the Building's facilities. This includes but is not limited to controls for Utilities, heating, water and sewerage, lifts, multimedia, security or other equipment.
  16. Residents must not enter areas of the Building signposted for staff only.
  17. Residents must never go on the roof of the Building for any reason.
  18. Residents should not obstruct any Common Parts especially the Fire Exits nor keep or store or place any item, package, bicycle or pushchair in the Common Parts. Any items left unattended in the Common Parts will be removed by the Solasta Riverside Management Team.
  19. No cooking or barbecues shall be permitted in any part of the Building including any terraces in the Building.
